I soaked my seed for 20 hours in water and then put it between 2 cotton pads that were lightly moistened. The seed popped in 12 hrs and I planted it 12 hours later.

I have a bathroom that gets hotter than the rest of the house because it is smaller. So I just open the vent (when it is usually closed) and shut the door. It stayed about 75°F. This setup will save you on utilities because you don’t need to increase you house temp to keep your seedlings warm or buy some fancy setup.I checked by buying at $4 temp and humidity manual gauge at Walmart.
